Finding solutions to the shortage of affordable housing in Palm Beach County is a monumental challenge. With the median home price at more than $400,000 and property prices continuing to climb, much of the county's professional workforce - teachers, police officers and firefighters, hotel and restaurant employees, farmers, government workers, secretaries and office workers - can no longer afford to live near where they work. This subcommittee, originally assembled by county government officials, has been studying the causes of the current market bubble, comparing local and national trends and assessing workforce housing needs. They are exploring government programs that assist with down payments, require set asides for developers, provide incentives to builders of affordable units, and make rehabilitated houses available at significantly reduced rates. Discussion will include public financing options and use of bonds, state and federal grant partnerships, performance zoning, and an evaluation of best practices from other cities that have experienced similar booms.
