Palm Beach County is currently soliciting bids to purchase a .26 acre parcel of land improved with an 1152 SF single family home located at 328 Urquhart Street in Lake Worth, Florida.
The property was acquired through foreclosure of code enforcement liens in January 2003. For the past three years the Palm Beach County Sheriff’s Office has used the property as a substation for the purpose of conducting law enforcement activities to support the community revitalization efforts in the area. PBSO has determined that the area has been stabilized and its presence is no longer required.
The County has set the minimum bid at $109,000. In 2003, the property was appraised in “As Is” condition at $67,000. Law Enforcement Trust Funds were used for the acquisition of, and improvements to the property. Today, the property is assessed at $109,214 and was recently appraised at $200,000. The proceeds from the sale will be used to reimburse the Law Enforcement Trust Fund, with the excess going into the County’s general fund. A 10% preference in the ranking of bids will be given to PBC governmental employees, including employees of the Board of County Commissioners, Sheriff’s Office, Clerk & Comptroller, Property Appraiser, Tax Collector, Supervisor of Elections and School Board. Bids will only be considered from persons whose household incomes do not exceed 140% of the local area median income, as determined by the Florida Housing Finance Corporation and adjusted for family size. The property is being sold “As Is” and re-sales will be restricted for a period of 3 years.
A non-mandatory pre-bid meeting will be held at 2:00 PM on Monday, May 7 at the Property & Real Estate Management Office located at 3200 Belvedere Road, Building 1169 in West Palm Beach. An “Open House” will be held at the property on Saturday May 12 from 10:00AM – 2:00PM. All bids must be received by 2:00 PM on Wednesday, May 16 at which time they will be publicly opened. Responsive Bids will be presented to the Board of County Commissioners for consideration in June.
