DRO Administrative Amendments

The Administrative Review and Public Information Staff have been delegated, as outlined in Article 2. D.1.G. of the ULDC, limited authority to approve minor amendments/modifications to DRO approved site plans and subdivision plans in accordance with the following procedures:

Agency Review:
Utilized for applications that may require the submittal of a new site plan, or minor changes to an existing approved site or subdivision plan. This type of application requires review and comment by five or fewer County agencies as necessary to authorize the amendment. The Zoning Division will determine which agencies are required to review the amendment based upon the request and compliance with County ordinances. Typical amendments are, but not limited to, the following provided requirements are not exceeded:

  • Increases in building square footage;
  • Relocation of building square footage;
  • Transfer of building square footage:
  • Alternative Landscape Plans;
  • Palm Beach County School Board Projects; and
  • Type I-B excavation.

Zoning Review:
Utilized for applications that require only Zoning Division approval of: minor corrections to tabular and additions to an existing approved site or subdivision plan. Typical amendments may include, but not be limited to the following:

  • Change in sign location;
  • Minor modifications to parking areas;
  • Relocation of terminal islands to accommodate trees or utility lines;
  • Proposed phase lines;
  • Reduction in building size;
  • Proposed canopies;
  • Minor revisions to lot lines to be consistent with a plat;
  • Temporary sales trailers; and
  • Other minor structures.

Applications for Administrative Amendments to site plans and subdivision plans may be submitted every Tuesday and Thursday from 9:00 AM to noon, on a first come first serve basis (exception 1st. Tuesday and 3rd Thursday of each month there is no intake). The applicant must sign in with the receptionist in the Zoning Division prior to the noon deadline, on the day of intake.
