Tax Certificates

A tax certificate is a first lien instrument created when a third party pays the delinquent taxes owed on the real estate property taxes. The Tax Collector is required to conduct a sale of tax certificates to collect the preceding year’s unpaid real estate property taxes and associated fees through a competitive bid process. A tax certificate expires seven (7) years from the date issued. A third party who holds a tax certificate on a property does not own the property. The tax certificate sale must start on or before June 1.
